Calling The Homeowner/Record Assignment

    As you know, I did make contact with the homeowner and made an appointment to call him on a specific date. He agreed but when I called I had to leave a voice mail message. I call every week once a week. So far I have called 6 time. What is your suggestion for my next step? I mention in my prior forum that I notice that there is a prior  assignment recorded by Owen on 4/26/2016.

    Great question. Since the phone calls are not breaking through to the borrower.  Maybe you want to send a realtor to the property.  Look for a realtor with a great deal of short sale experience.  Ask about if there any programs that will pay the borrower for relocation.

    The assignment you are referring to could be the 1st lien on the property.  I wouldn't know for sure unless I reviewed it.

    Thanks Mahir. The homeowner clams he does not live in the house. He gave me an address to send him the goodbye letter, the hello letter .I did send it to the address he gave me.  When would you have a minute to take a look at the assignment ?

    Hey Marcia, good job in finding that. This is a great opportunity to follow an assignment through the county. Most likely this is the 1st mortgage assigning it to another department. However, to double check, backtrack the chain.  You found a recent assignment from XYZ Co to Ocwen. So now backtrack to find the previous assignment to XYZ Co,  and so on, until you can trace it to origination.

    We looked through the assignments.  They referred to your loan.  Keep practicing identifying the assignments by reading through the information before moving on to the next item.  A good tip is write down the chain on a piece of paper to keep track of the info as you navigate through the county site. 

    Also become more familiar with your collateral

    Thanks Mahir. Something I discovered. The homeowner(Charles Natali) is a realtor at realty Executives in Vernon, NJ. How can I use this information?

    It depends, maybe with his job he can help come up with a solution, or maybe he knows more ways on how to avoid payment.  Best advance I find from knowing that would be now you can possibly reach him at that company's number.
